Property Accounting Manager

SUMMARY
The Property Accounting Manager is responsible for overseeing the day-to-day financial operations of the properties with the assistance of the Property Accountants. The Property Accounting Manager is responsible for the management of Property Accountants.

CLASSIFICATION
The position is a full-time, regular, exempt position.

REPORTING RELATIONSHIP
The position reports directly to Director, Finance.

ESSENTIAL FUNCTIONS
  • Partners with the Asset Manager, Executive Managing Director, Property Management and Regional Vice President to monitor property performance.
  • Reports cash flow analysis for annual or quarterly cash distributions.
  • Monitors any cash or finance issues to upper management to ensure the health of the investment.
  • Establishes and maintains relationships with mortgage lenders to ensure compliance of loan covenants and conditions along with providing required reports.
  • Oversees and reviews monthly financials packages and additional reporting as required by equity partners on a timely basis.
  • Oversees capital budgets with job costing to report cash deficiencies or overspending on a capital project.
  • Assists with information for key decisions around refinancing or selling a property.
  • Assists auditors with tax preparation and audit of properties.
  • Creates and maintains processes to efficiently manage the accounting team.
  • Motivates and teaches employees to create a great and rewarding working environment.
  • Drafts communications and analyses regarding accounting research and findings to senior level staff.
  • Performs other duties as assigned.

SUPERVISORY RESPONSIBILITIES
The Property Accounting Manager carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

QUALIFICATIONS

EDUCATION AND EXPERIENCE
  • Bachelor’s degree in Accounting or Finance; or at least five years of related experience and/or training; or equivalent combination of education and experience.
  • Previous experience and knowledge of GAAP.
  • Advanced computer skills with accounting software, industry specific technology including Yardi, and using Microsoft Office Suite (Word, Excel, Outlook, and PowerPoint) and various other computer applications.
